Egress Window

An egress window is the window form of an emergency escape and rescue opening. It must let occupants get out and rescuers get in during an emergency. In a compact home, that requirement affects the furniture placed near the window and the route to it. An ordinary operable window may provide light and airflow without meeting the applicable code's opening and access rules.

Check the clear opening first

The applicable code edition, local adoption, occupancy, and project status control the answer. The 2021 International Residential Code model provisions cover emergency escape and rescue openings in specified locations, including sleeping rooms, basements, and habitable attics. They also address operation, clear dimensions, sill height, area wells, covers and bars, and separate paths for some replacements, additions, sprinklered basements, and existing-basement conditions. A model-code number is not automatic approval in every jurisdiction.

For the 2021 IRC model-code opening provisions, measure the net clear opening created by normal operation. The baseline is at least 5.7 square feet, with at least 24 inches of clear height and 20 inches of clear width. A grade-floor opening may use a 5-square-foot minimum under the stated conditions. A 20-by-24-inch opening meets the two dimensional minimums but produces only 3.33 square feet, so it does not meet the 5.7-square-foot area minimum by itself.

Measure the unobstructed passage after accounting for sash geometry, stops, screens, trim, hardware, and interior finishes. Do not substitute the rough opening, glass size, or product label. A casement with a modest nominal size may produce more usable opening than a slider with a wider frame, but the installed window is what must be measured.

The bottom of the clear opening is generally limited to 44 inches above the floor under the 2021 IRC model treatment. ICC's 2021 explanation measures to the lowest point of the net clear opening, not necessarily to a traditional windowsill. A window-control or fall-prevention device must not reduce the required opening when the window is used for escape.

Keep the route usable

Plan the route before placing a bed, desk, dresser, storage unit, curtain, or security device. Leave enough room for a person to reach the lock, operate the window, and pass through it. Recheck the route after adding a screen, privacy treatment, grille, or child-safety device. A measured opening can still be impractical if furniture blocks the approach.

When the bottom of the clear opening is below adjacent grade, the 2021 IRC area-well provisions call for at least 9 square feet of horizontal area and at least 36 inches of horizontal projection and width. The well must let the window or door open fully. A well deeper than 44 inches needs an approved permanently affixed ladder or steps under the cited model-code treatment. The exact adopted text, drainage design, site conditions, and local amendments still need checking. Treat the window, well, cover, ladder or steps, and route to grade as one assembly.

Bars, grilles, covers, and screens must preserve the required clear opening and provide the release or removal method required by the applicable rule. Under the cited 2021 IRC treatment, release from inside must not require a key or tool. A fixed obstruction or a cover that cannot be released can defeat the opening even when the window itself is large enough.

A larger opening may use more wall area, require a larger structural opening, or call for a deeper well and more drainage work. A smaller window may fit a tight layout but fail the clear-area, height, or width requirement. Before cutting masonry or framing, have the adopted code, sleeping-room designation, sill height, well, drainage, structural header, and permit triggers reviewed by the building department, a qualified designer, or a code official.

Existing openings and nearby terms

Replacement windows and existing basements can follow different model-code paths. A 2021 IRC replacement-window path may require the manufacturer's largest standard size that fits the existing frame or rough opening, the same operating style or equal or greater opening area, and compliance with stated change-of-occupancy conditions. Some existing-basement situations have separate conditions, including a 4-square-foot opening with 22-inch height and 20-inch width. Those figures do not authorize every smaller retrofit. Confirm the adopted edition, jurisdiction, occupancy, alteration status, and applicable exception before relying on one.

An ordinary ventilation window is the nearest confusing concept. Both windows may open, but egress is defined by emergency escape and rescue criteria, not by the fact that a sash moves. A ventilation window can fail because its clear opening, sill height, bars, screen, or well does not meet the applicable rule. Choosing a product by appearance or nominal dimensions can leave a sleeping room or basement without the required emergency path. Treat the clear opening and the access route as the relevant measurements.
